The following is based on our work in 2006.  It is exceedingly difficult to provide itemized breakdowns prior to programming and design, but I offer this as my best estimate.  I have also summarized the costs into a select, few items at the end. 

 

I have added a large multi-use meeting room and commercial kitchen to Item B – Auditorium Addition, and to the Cost Estimate.  I have also included a demolition price for the 1918 and 1954 buildings.

 

This is a critical piece, with sensitivity to political impact, perhaps we should meet to discuss in more detail.  Obviously, we need to simplify and consolidate this information.

 

A.     1935 BUILDING RENOVATION

1.       SCOPE OF WORK

a.       Architectural Items:

1)      Limited tuckpoint and masonry repair

2)      Control joints – new and caulk existing

3)      Window replacement

4)      Replace soffits/fascias

5)      Replacement of main entry stairs

6)      Furr and insulate exterior walls, sheetrock interior finish, paint

7)      Elevator

8)      Stair:  Rail replacement

9)      Stairwell smoke enclosures

10)   New ceiling throughout

11)   Door and hardware replacement

12)   Asbestos abatement

13)   Interior remodeling, wall removal, etc.

14)   Replace south retaining wall and sidewalk

15)   Infill south window wells

16)   New basement exitway

17)   Toilets, see addition below

18)   Replace balcony railings

b.       Mechanical Items:

1)      Replace water piping throughout

2)      Replace waste piping throughout

3)      Replace plumbing fixtures throughout

4)      New heating, ventilation, air conditioning system throughout

c.       Electrical Items:

1)      Replace electrical distribution system and wiring, complete

2)      Replace branch distribution and power feeders throughout

3)      Replace light fixtures with high-efficient, electronic ballasts throughout

d.       Demolition

1)      1918 Building, complete.

2)      1954 Building, complete.

 

2.       COST ESTIMATE

a.       Construction Cost: 

a)      17,430 sq. ft.  @  $82.00 / sq. ft.  =                      $1,429,300.00

b.       Mechanical and Electrical Construction:

1)      Demolition:  17,430  @  $2.00 / sq. ft.  =                          $34,900.00

2)      New:  17,430 sq. ft.  @  $37.00 / sq. ft.  =                      $470,600.00

c.       Demolition of 1918 and 1954 Buildings                                  $325,000.00
